What can I afford and what am I willing to sacrifice? One has the ability to qualify for more but not be willing to give up a certain lifestyle.
The process should start out with what a buyer qualifies for. You want to look for a neighborhood you see yourself/your family in. You need to know what your standards are and what you would not give up. Then you can add on options.
Where do you see yourself? Do you have kids or a pet that needs a park nearby? Or do you need a backyard? Are you a chef or do enjoy the convivence of dining out? Do you have a car or need public transportation? What is your timeframe?
Real Estate is a game. You may not get your first offer accepted and have buyer's remorse that you did not bid just a little bit more. You might get your offer accepted and have buyer's remorse that you overpaid.
Some assume that the Real Estate Agent is supposed to tell you what is wrong with the property. They are not contractors and that is what inspections and disclosures are for. You will have to remove contingencies.
We don't recommend giving notice until you are absolutely sure you are going to close. Once you do, congratulations are in order as you have accomplished a large milestone that came with tremendous hurdles.
