No one can time the market but there are sellers markets and buyers markets. Is there a lot of inventory and what is my competition?
What is your home value? What is your strategy to sell. Do you pay for upgrades or sell as is? Do you stage or prefer to leave it up to the imagination? What is your pricing philosophy? Do you price below market and demand competition? Do you price it at market for a transparent price and a quick close? Or do you have your wish list price?
What services are being provided and what is the cost? Are you expecting opens? Full time access or by appointment only? What type of marketing are you expecting?
Most remodels have a return on investment of less than 80%. Do you have the money to do repairs and upgrades or do you want to keep a clean appearance? Do you want to stage virtually or physically?
This is when the signs are out, the doors are open to the public or appointment scheduled. There are video tours, flyers, and more.
You have offers in hand, what is acceptable? There are seller costs that need to be accounted for.
Before giving the keys, the property is expected to be broom clean. Sentimentality should have been spelled out in the contract.
